Souffront recommends a sealed engineering inspection every 3–5 years for residential waterfront and annually for HOA, condominium, and commercial properties. Inspect immediately after any named storm, observed settlement, or visible cracking in the cap.
Above-water visual assessment of cap, panels, tiebacks, and waterline; underwater dive inspection where conditions require it; elevation and alignment checks; photo documentation; and a signed and sealed engineering report with prioritized findings and a fixed-fee repair scope when warranted.
Not every property. Souffront calls a dive when above-water indicators suggest scour, undermining, panel separation, or tieback failure — or when a property is being sold, refinanced, or insured against marine damage. The above-water inspection determines whether the dive is necessary.
Residential above-water inspections in Miami-Dade, Broward, and Palm Beach are fixed-fee and quoted before mobilization. HOA, condominium, and commercial inspections are scoped to linear footage and structure type. No hourly billing, no surprise change orders.
Yes. Souffront reports are signed and sealed by a Florida-licensed structural engineer and are routinely accepted by Florida property insurance carriers, HOA and condominium boards, real-estate transaction parties, and Miami-Dade / Broward AHJs.
Visible cracking or spalling in the cap; rust staining from corroded rebar; voids, sinkholes, or soil loss behind the wall; panels leaning waterward; loss of weep-hole function; settlement of pool decks, patios, or seawall-adjacent slabs. Any one of these warrants a sealed inspection — multiple indicators warrant immediate action.
Yes. Souffront keeps one engineer of record from inspection through permitting, construction, and closeout. Continuity reduces risk, accelerates schedule, and keeps the AHJ relationship clean. Repair scope is delivered as a fixed-fee proposal inside the same report.
Send it over. Souffront has resolved code violations and non-compliance notices issued by Miami-Dade DERM, Florida DEP, and local building departments. The inspection report becomes the compliance document; the repair scope becomes the corrective action plan.
